Step 3

Accreditation Verification

If we both want to proceed, we run accreditation verification through standard third-party services. This is required before any specific opportunity can be shared.

Step 4

Opportunity Review

When we have an opportunity that fits, you receive the full offering package: private placement memorandum, operating agreement, subscription documents, financial projections, risk factors.

Step 5

Your Advisors Review

You review with your own attorney, CPA, and financial advisor. We're available to answer any questions they have. Take the time you need — we never pressure on closing dates.

Step 6

Subscription & Funding

If you decide to proceed, you complete the subscription documents and fund the investment per the terms in the offering. Funds are escrowed until closing.

Second filter: do we have capacity to take you on without compromising service for our existing clients? If we're at capacity, we'll let you know — and put you on the list for when slots open.

Step 4

Property Walk-Through

If we're both still interested, we visit the property together. We're assessing condition, deferred maintenance, marketability, and any factors that affect what management will require.

Step 5

Management Proposal

You receive a written proposal: scope of services, fee structure, term, and any property-specific recommendations. We're transparent about what we will and won't do.

Step 6

Management Agreement

If terms work for both sides, we execute a management agreement. We open a dedicated trust account for your property and onboard any existing tenants and leases.
