There's a flavor of flip you can spot from the curb: gray vinyl, white shaker cabinets, two-tone subway tile, a hood vented to nowhere. We don't do that.
Our renovations start with what the house needs structurally and mechanically — roof, HVAC, plumbing, electrical, foundation — before they ever touch a paint color. We bring properties up to a standard a family will actually want to inherit, not a flip a flipper will resell in three years.
The core of our portfolio is properties we bought below replacement cost, repositioned, and intend to hold for as long as they keep cash flowing. Compound interest is real. So is compound depreciation in a portfolio you actually maintain.
Every long-term hold is underwritten to perform without aggressive assumptions about rent growth, appreciation, or interest rates. If the deal works on conservative numbers today, it has room to perform when the cycle inevitably moves against us.
Our short-term rentals are operated under our sister hospitality brand, Better Life Vacations. These aren't furnished investment properties listed on autopilot — they're curated stays we operate with hospitality-grade standards.
Every property we operate as an STR is selected for the location, the building, and the experience it can deliver to a guest. Every guest interaction is handled by our team. Every cleaning, every maintenance call, every turnover is run to a standard.
We manage a small group of properties for owners who want the same standards we hold ourselves to. Property management isn't our biggest line of business — and that's intentional.
If we manage more than we can manage well, we stop being good at it. So we limit our roster to properties that fit our service area, our standards, and our calendar. If we're a fit, we'll tell you. If we're not, we'll be honest about that too.
